Services / Water heaters
Most water heater calls are one of three things: a failed element, a thermostat, or a tank that has reached the end and is about to make a mess of your floor.
A ten-year-old tank with a failed element is usually worth the element. A fourteen-year-old tank weeping at the seam is not, and we will say so rather than sell you a repair that buys four months.
On replacement we size to the actual draw of the house — bathrooms, occupants, whether anyone runs a bath at 6pm — and not to whatever is stacked in the warehouse.
A $40 anode rod at year six often buys another six years of tank. Almost nobody checks it.
